Living in Encinitas, CA: What It’s Really Like

If you’ve ever driven under the Encinitas sign on Coast Highway 101, you already have a feel for this town. It’s relaxed, it’s walkable, and the ocean is never far away.

I spent a full day filming around Encinitas to show you what life here actually looks like. Here’s the local version, beyond the postcard.

Where is Encinitas?

Encinitas sits on the coast in North County San Diego, between Carlsbad to the north and Solana Beach to the south. It’s about 25 miles north of downtown San Diego. Interstate 5 runs through town, and the Coaster commuter train stops at the Encinitas station, right by downtown.

Encinitas is really five communities in one

One thing that surprises people: Encinitas isn’t one neighborhood. The city is made up of distinct communities, and each one has its own feel.

  • Downtown Encinitas: the heart of Coast Highway 101, with coffee shops, restaurants, surf shops and the historic La Paloma Theatre.
  • Leucadia: funky and creative, known for its eucalyptus-lined stretch of 101, small local businesses and a laid-back surf vibe.
  • Cardiff-by-the-Sea: a small beach village on the south end, close to San Elijo State Beach and the San Elijo Lagoon.
  • Olivenhain: inland and more rural, with larger lots, horse properties and a quieter pace.
  • New Encinitas: east of I-5, with shopping centers, newer neighborhoods and easy freeway access.

When I help clients look in Encinitas, figuring out which of these fits their day-to-day life is usually the first step.

The beaches

The coastline is a big part of why people fall in love with Encinitas. Moonlight Beach is the main beach near downtown, with easy access and plenty of space. Swami’s is a well-known surf break below the bluffs and the Self-Realization Fellowship gardens. Further south, Cardiff State Beach and San Elijo State Beach are local favorites for surfing and long walks.

Life along Coast Highway 101

Coast Highway 101 is where much of Encinitas life happens. You can grab coffee, browse local shops, stop for tacos and catch the sunset, often without getting back in your car. The pace is easygoing, and on any given morning you’ll see surfers, cyclists and dog walkers sharing the sidewalk.

What to know before you move

  • Each community feels different. Spend time in a few before deciding. A Saturday morning in Leucadia feels very different from one in Olivenhain.
  • Coastal homes vary a lot. You’ll find beach cottages, newer construction, condos and larger inland properties, so a clear sense of your must-haves helps.
  • Think about your commute. Proximity to I-5 or the Coaster station can make a real difference if you work in San Diego or elsewhere in the county.
