Buying a home in North County San Diego should feel exciting, not overwhelming. Here's how we'll get you from "just looking" to keys in hand, one clear step at a time.

Before we look at a single listing, let's talk about how you want to live. Walk to the beach in Carlsbad Village? Room for a yard and the dogs in Oceanside? A quiet street near great schools in Encinitas?
We'll separate your must-haves from your nice-to-haves so your search stays focused on the homes that truly fit.

Knowing your numbers is your biggest advantage. A trusted local lender will review your income, credit and savings and give you a pre-approval letter that shows sellers you're ready to buy.
Plan beyond the price, too: your down payment, closing costs, property taxes, insurance and any HOA dues.

Before we start touring homes, we'll sit down and sign a written buyer representation agreement. It spells out exactly how I'll represent you and how I'm paid, so there are no surprises.
From there, I'm in your corner for every decision, every negotiation and every question along the way.

I'll set you up with a custom search so new listings reach you the moment they hit the market, and schedule showings around your life — sometimes within the hour.
We'll look past the staging and talk honestly about each home's condition, value and long-term potential, and explore the neighborhoods so you know what it's really like to live there.

When you find the one, I'll pull recent sales and market data to help you decide on the right price and terms. Price matters, but so do your deposit, contingencies and closing timeline.
I'll negotiate on your behalf and keep you informed at every turn, so you feel confident with every decision.

Once your offer is accepted, we move into escrow and your due diligence begins. Professional inspections uncover the home's true condition, and you'll review the seller's disclosures and reports.
If your loan requires it, the lender orders an appraisal to confirm the home's value. If anything comes up, I'll help you negotiate repairs or credits.

Your lender completes underwriting and moves you from pre-approval to final loan approval. Meanwhile, we'll line up homeowners insurance and keep every contract deadline on track.

We'll do a final walk-through to make sure everything is as agreed. Then you'll sign your closing documents, escrow records the sale, and the keys are yours.
And I'm not going anywhere. I'm always here for recommendations, questions and whatever comes next.
Whether you're buying your first home or your next one, I'll guide you with local knowledge, honest advice and a whole lot of heart.
